Booking

Your booking is confirmed when full payment is received and you have our confirmation email. Not before.

Rates can change until your booking is confirmed.

Book under the name of a guest who will actually be staying. We may ask for photo ID at check-in.

Each villa holds a maximum of 3 guests (3 adults, or 2 adults and 2 children). The guest count on your booking is the guest count. Anyone else needs our approval in advance.

Groups and private events have separate terms. Talk to us first.

Commercial photography, video, and drones need written approval from management.


Children & Families

Children of all ages are welcome.

Pools are not fenced and there is no lifeguard. Children must be supervised at all times.

Cribs and extra bedding on request, subject to availability.


Cancellations

All bookings are final. No refunds for cancellations, no-shows, early departures, or unused nights — for any reason.

Date changes: one per booking, with 14+ days' notice, subject to availability and any rate difference. We'll always try to help where we can.


Payment

Credit card, paid in full at booking.

No booking fees when you book direct. The rate you see is the rate you pay.

Rates are in IDR unless stated otherwise. Your bank may apply exchange rates and fees of its own.

Check-In & Check-Out

Check-in from 3:00 PM. Check-out by 11:00 AM.

Late check-out until 2:00 PM: up to 50% of the nightly rate, on request, subject to availability.

After 2:00 PM, a full night is charged.

Early check-in: ask us. If we can make it work, we will.

Pool

No lifeguard. Swim at your own risk.

Children supervised, always.

No glass or porcelain near the water.

No diving.

Smoking

Villas and terraces are non-smoking. No exceptions.

Smoking inside means an IDR 1,000,000 cleaning fee.

Designated outdoor areas only.

Your Belongings

Use the in-villa safe for valuables. It's operated by you with your own code. A master override is held by administration only — never by guests. If you're locked out, contact us and we'll open it for you.

We are not responsible for lost, damaged, or stolen items. Anything not secured in the safe is left at your own risk.


Parking

Private parking for two scooters per villa.

No car parking.

Vehicles and contents are parked at the owner's risk.

Liability

Our liability is limited to proven negligence by our staff. It does not extend to events beyond our reasonable control.

Third-party services — transport, tours, massage, surf guides — are theirs, not ours, even when we arrange them.

Pools, stairs, and open-air spaces are used at your own risk.

House Rules

Leave the space as you found it.

Remove shoes before entering the villa.

Towels, decor, and villa items stay with the villa.

Lights, AC, and fans off when you leave.

Always close and lock all doors and windows when sleeping or leaving. Monkeys in the area are smart enough to open them.

Drones need management approval first.

Pets by prior arrangement only.

Visitors who aren't registered guests must be arranged with management. ID will be collected. No overnight stays unless added to the booking.

No parties. No loud noise. Quiet hours: 10:00 PM - 7:00 AM.

Serious damage or breaking these rules means immediate eviction, no refund.

The property has stairs and uneven paths. It may not suit guests with limited mobility — contact us before booking.

This is open-air tropical living. Geckos, insects, and the outdoors are part of it.

Respect Bali. Its temples, its ceremonies, its people.
